    Davis Shores flood planning

Having lived in Davis Shores for years, I have learned firsthand how important it is to understand a property's flood risk before buying. I love this neighborhood, but there are questions I wish I had asked before purchasing my own home.

Start by asking about previous flooding, requesting an elevation certificate, and understanding the cost of flood insurance. Also ask what improvements have been made to help protect the property. These details can provide useful context as you evaluate a home.

Check the property's FEMA flood zone by entering the address at https://msc.fema.gov/portal/home. Is the property in a Special Flood Hazard Area? Remember that homes outside these designated areas can still experience flooding.

As both a Davis Shores homeowner and local Realtor, I know this community well. Two homes on the same street can have very different flood risks, so a little homework before purchasing can help you make a more informed decision. Message me to talk about your move.
